We assess the market rental value based on market conditions, comparable property rents, and general condition of the property.

If a suitable property is found for the prospective tenant, this rapport helps to establish a trouble-free and lengthy tenancy.
Screening potential tenants. We have a robust tenant-selection process. This includes interviewing and ensuring that all the necessary reference checks on prospective tenants are carried out thoroughly and quickly, including credit and rent checks.

We can pay all your outgoing expenses, including local body and water rates, body corporate fees, insurance, and maintenance and repair expenses on your behalf. Each month we present you with an itemised statement and a copy of invoices, and at the end of each financial year we present you with a statement that itemises your expenses by category, ready to hand over directly to your accountant.

Attempts are made by phone and visit to make contact with tenant.
14-day Breach of Tenancy letter sent to tenant.
Application is made for mediation/tribunal.
